PETER and Merrin Walmsley made the move to the Monaro 27 years ago looking for a high rainfall area that would turn out quality fine wool Merinos and Angus cattle.
Mr Walmsley said they had lived in Yass before purchasing "Clear Hills".
They moved to the northern Monaro area in the Jerangle-Captains Flat district in the Queanbeyan River Valley, and purchased the 1019 hectare (2517ac) property.
The district has high rainfall and is known for being very good sheep and cattle country; the property receives about 765 millimetres a year.
The amount of water the property had, and the rainfall it received, was the biggest drawcard for Mr Walmsley, with two kilometres of river frontage to both the Queanbeyan River and Townies Creek bordering the eastern side of the property.
There are 30 dams on the property which in the 27 years of Walmsley's ownership have never dried up.
He said the property had a good bore that supplied the house as well as a few sheds and troughs in smaller paddocks.
Mr and Mrs Walmsley built a house on the property when they first purchased "Clear Hills".
That house consists of two bedrooms and takes in views of the property.
The property has also received improvements to fencing through the years, as well as the planting of trees and improved pastures.
"Clear Hills" has undulating country that's easy to cover on bikes with the help of a few handy dogs, Mr Walmsley said.
Soils include some basalt but mainly granite country.
The property runs about 1800 head of Merino ewes, 1300 mixed sex hoggets and 500 wethers, as well as 200 head of Aberdeen Angus breeders.
Overall carrying capacity is estimated at about 8000 DSE.
Infrastructure includes a four stand raised board shearing shed with shedding room for 1000 head of sheep at shearing time, steel sheep yards which includes bugle draft and double drenching race and cattle yards.
In addition to improved pastures the winter wheat and oats crops have been grown to fill winter feed gaps in dry times.
"Clear Hills" is about 80 kilometres from Canberra, and is considered to be suitable a grazier looking to improve or extend their breeding program.
A highlight for the family has been the beautiful summers, stunning springs and the autumns that fill the property with colour; the Walmsleys are retiring to the coast and said they will surely miss "Clear Hills".
The property has been listed for private sale at $3.1m with Col Medway, Landmark Harcourts Yass.
