A PROPERTY offering a combination of cattle grazing, equine infrastructure and the potential for lucerne production is on track to find a new owner who can take advantage of good water, alluvial river flats and a recently renovated homestead.
"Miranee" is a 185ha (456ac) grazing property in the Gundy district, and is situated about 25 kilometres east of Scone.
It has been listed for sale with Adam O'Regan, Landmark Harcourts Scone, with tenders on the property closing on November 28.
Mr O'Regan said the property had been held by Sydney-based owners since 2007, who had used "Miranee" as their rural retreat.
Throughout the course of their ownership, they have made improvements to the four-bedroom, architect-designed homestead.
Mr O'Regan said the property would appeal to families and those with off-farm income who were seeking a larger property in the Scone district, and with the capability to run both cattle and horses it would cater to broad interests.
He said a highlight of "Miranee" was that it offered quite a large portion of land for the Scone district, yet was still reasonably close to town.
The property also has the potential to irrigate about 10ha (25ac) of lucerne.
"Miranee" has a 157 megalitre water licence.
Other features of the property include a two-kilometre frontage to the Pages River, alluvial river flats, and a range of infrastructure including a five stand woolshed, machinery shed, cattle and horse yards, roundyard, four horse boxes and feed shed.
The property has the capacity to carry about 100 breeders.
The homestead itself is of double brick construction and includes a slow combustion wood heater.
A two-bedroom, self-contained cottage provides additional accommodation.
An added feature of "Miranee" is an artist's studio and pottery workshop, complete with kiln shed, and set in landscaped gardens.
Mr O'Regan said price expectations were in the high $1m range.
