SINCE purchasing "Redman Park" in 2006, Stuart and Amanda Thomas have sought to continually improve their property to the point where it stands today - a holding of high quality clearly evident across its two major enterprises: horses and lucerne.
The couple, who are selling in order to downsize, established a horse stud on Denman's "Redman Park", running it jointly as a Thoroughbred broodmare farm and a lucerne property.
"We used to have 30 mares plus progeny on the farm, and we have a lot of local clients for the lucerne, some local horse studs, and some clients as far afield as Taree," Mrs Thomas said.
Most of their lucerne is sold direct to end users.
Covering a total of about 90ha (about 220ac), about 40ha (100ac) of the property is dedicated to lucerne.
"When we got here all that was here was the main homestead, two centre pivots and some lucerne - we set up the horse infrastructure," she said.
Today, the two centre pivots water about 30ha (75ac) of lucerne (currently sown); the remainder of the growing area is irrigated with pipes.
Irrigation comes in the form of a 260 megalitre Hunter River allocation.
Mrs Thomas pointed out the property did not have river flats but has undulating rich volcanic basalt soils perfect for raising Thorougbreds; access to the river is through an easement.
The horse infrastructure includes an eight-stable breezeway complex featuring large 4.5 metre by 4.5m stables, an undercover vet crush, double shelters in the horse paddocks and foaling yards.
In addition, she said "Redman Park" also has about 20ha (50ac) that can be used for more irrigation, or grazing.
The property could also be utilised for cattle or sheep.
The main homestead consists of four bedrooms, an open plan family and dining area, a salt water swimming pool and vegetable garden.
The second home (constructed during current ownership) has three bedrooms.
"The property can be used for anything - you've got the water to irrigate, or you can just use it as a lifestyle property," she said.
"It also has some magnificent views over the valley.
"People come here and go 'wow'."
The property also has a set of steel cattle yards, shedding and foaling paddocks.
It is about 10 kilometres south east of Denman.
The property has been listed for sale with Jay Shepherdson, JTS Realty, Muswellbrook, with a price guide in the low to mid $2 million range.
