DESCRIBED as a jewel of the eastern Riverina, "Borabinga", located 20 kilometres east of Wagga Wagga in Borambola, the 451.8 hectare (1132 acres) property is surrounded on two sides by the Murrumbidgee River.
Boasting 54 per cent rich alluvial river flats, selling agent Chris Meares, Meares and Associates, said the property was being offered for sale, via Meares Online Auction, by Bruce and Ruth Barber, from 11am Wednesday, May 18, to 3pm Wednesday, May 20. Mr Meares said "Borabinga" was undoubtedly one of the best properties in the Riverina.
"With its seven- to eight-kilometre frontage to the Murrumbidgee, 'Borabinga' is an extraordinarily productive property in a magnificent situation," Mr Meares said.
"With an excellent balance of intensive irrigation country and sheltered hill country, 'Borabinga' is an extremely productive lifestyle and cropping property, which the Barbers are selling due to retirement."
Mr Meares said the property provided balanced well-sheltered slopes, low hill country and offered a mixture of improved pastures.
"There's a strong mixture of new and intensive improved pastures, featuring sub clovers, lucerne and cereal crops," he said.
"Hay is cut annually for both farm and commercial sale requirements."
Receiving about 630 millimetres of rain a year, Mr Meares said the property had 87ha of centre pivot irrigation, pumped from the river into four paddocks.
"Water there is excellent, with ample irrigation entitlements and an equipped bore near the homestead," he said.
"Most of the paddocks are supplied with troughed water."
"Borabinga" also offers park-like coverage of stately red river gums, tree plantations and already established tree bays.
Located 26km from Wagga Wagga at Borambola, Mr Meares said "Borabinga" hosted an attractive north-east facing three-bedroom homestead with granny flat.
"The working improvements are excellent, there's an all-steel undercover set of cattle yards capable of working about 300 head, a four-stand wool shed, two machinery sheds, a hay shed, an aircraft hangar and silos.
"Also, the property has extensive use of electric fencing, as well as netting and hinge joint, with plain and barbed wire, mainly on the lower country."
In conjunction with the adjoining property, "Little Cloughs", 214ha (530 acres), Mr Meares said the property was carrying about 9600 dry sheep equivalent (about 5.78 DSE a a hectare) and is listed for $1.395m.
"'Borabinga' is well subdivided into 14 main paddocks and currently running 382 breeders and progeny, 900 Dorper ewes and lambs and 500 to 600 lambs agisted for fattening purposes," Mr Meares said.
"For a property with the outstanding qualities 'Borabinga' has, it should sell for around $3m."
