NEXT fortnight's auction of the Condobolin property "Euligal" is set to stand out for buyers seeking scale and proven performance in a mixed farming property that has served its current owners well.
Graham and Robyn Jenkins had purchased the property in February 1999 after having sold a smaller block and looking for more size.
They found it at "Euligal", 45 kilometres from Condobolin, and set to cropping about 400ha (about 1000ac) of the 1669ha (4214ac) property.
Averages were increasing every year for the crops which were mostly wheat but also included lupins in some paddocks.
"In 2002 we thought putting livestock on the place would help," Mr Jenkins said, so they sourced Merino sheep from the Condobolin sale.
The property usually runs about 1500 Merino sheep with shearing usually taking place every 10 months.
Mr Jenkins said he aimed for a fibre diameter of about 19-micron.
The couple are selling for health reasons, but are pleased with the offering they are presenting to the market through agent Ian Simpson, Ray White Rural Forbes.
Among this are the improvements they have carried out to the home, including taking out a wall to make for a larger living area.
That house is of weatherboard construction and consists of three bedrooms, one bathroom, two living areas and a verandah.
Further structures across the property include a four-stand shearing shed, steel sheep yards, two grain sheds, seven silos, a hay and machinery shed and workshop.
Country on "Euligal" is gently undulating and includes red loam soils together with lighter quartz ridges.
About 200ha (494ac) of the property has been pasture improved with Premier Digit.
It has been listed for sale for a March 12 auction.
