A SUBSTANTIAL set of new cattle yards, subdivision potential and the permanent water supply of the Reedy Creek are among the highlights for a listing at Golspie, according to the selling agent.
The property takes its name from the creek, and Elders Goulburn property agent David Medina said water was something buyers should take note of with this property.
Under current ownership “Reedy Creek” has been running about 180 cows with calves, predominantly Angus with the cows joined to a Santa Gertrudis bull.
Mr Medina said the property would safely carry these numbers, and prospective buyers should take note of good rainfall received on “Reedy Creek” over the past couple of weeks – 77 millimetres – and the fact that the dams on the property were full.
He said current owners of “Reedy Creek” had purchased the property two years ago.
One of the property’s major improvements, he said, was a 200-head capacity set of cattle yards, with all weather loading.
Also added by the owners were a three megalitre and a one megalitre dam, and fences and gates had been stockproofed.
Mr Medina said since then the owners had started the process for a six lot subdivision, and an incoming owner would have the option to pursue the six lot subdivision or to continue as one holding.
The proposed subdivision is in six portions: 115.75 hectares, 102.48ha, 82.28ha, 81.7ha, and two smaller portions of 3.85ha and 3.3ha.
The sale had been prompted by the owner’s ill health and a desire to focus on his additional land in the area.
While predominantly having a cattle focus, Mr Medina said in the past the property had been home to sheep and there was still a shearing shed.
He said there was plenty of potential offered by the property,
“This would make a good add-on block, given it has no house on it, so it would suit a neighbour or someone who wants to build on it themselves,” he said.
Bidding at the March 21 auction is expected from $900,000 and over.
The property is situated about 15 kilometres to the north-east of Crookwell.
“Reedy Creek” also has good access to Goulburn, which is 75km away via a sealed road.
In addition to the two new dams recently added by the current owners, the property has a further 10 dams, most of which are spring fed.
The property offers a substantial portion of good grazing land in the area, totalling 392ha (968ac).
