PROXIMITY to the nation's capital, together with quality grazing land capable of running 1000 DSE are just two selling points when considering "Tallawong Homestead" at Hall.
There are of course several more, not least a solid fertiliser history, good water supply across 11 dams and a 1950s house with a renovated, impressive French provincial style kitchen and two modern bathrooms.
"Tallawong Homestead" takes its name from the original homestead on the property, which no longer stands, but which has been replaced by the brick house.
"Tallawong Homestead" is listed for sale with Col Medway, Landmark Harcourts Yass, with a June 13 auction.
Mr Medway said prior to the current owners, who purchased the property in 2005, and who currently reside overseas, "Tallawong Homestead" formed part of the entire "Tallawong", owned by the Kaveney family, who had taken up the property.
Today, Frank Kaveney still operates his Tallawong Merino stud from that property, and has also leased "Tallawong Homestead".
Mr Medway said the standard of "Tallawong Homestead" had been consistently high, and the quality of the offering had been noticed by potential buyers already interested in its offering.
Further, given the property's location only 12 kilometres north of Hall, access to Canberra is very convenient, and Mr Medway said it was not often you saw properties of this size available between Hall and Murrumbateman.
It covers about 99ha (244ac), and is ideal for both sheep and cattle; the owners had carried out a steer fattening operation in the past.
The sale has come about given the owners' commitments overseas.
Highlights include the gently undulating country with granite soils, a three-stand shearing shed, three silos, hay shed, workshop, steel sheep and cattle yards, and the three-bedroom house with polished cyprus floors.
