DIRECT frontage to the Murray River is just the start of the many noteworthy features of "Maroondah".
Listed for sale by tender, closing on May 8, the 40ha (100ac) property in the Corowa district is home to a tree seed orchard.
Selling agent David Gittoes, Elders Albury, said the property originally formed part of Collendina Station which had been purchased by the Carroll family in 1924.
Mr Gittoes said the property was being sold as part of a succession plan.
Price expectations for "Maroondah" are in excess of $1.7 million.
The focus of operations has been the eucalyptus seed orchard, which forms a 20ha (50ac) portion of the property.
Varieties include Dunn's white gum, spotted gum, sugar gum, swamp yate, red ironbark, and blackbutt.
Mr Gittoes said the orchard had been carried out in conjunction with the CSIRO and the NSW Forestry Corporation.
The seeds from the orchard are sold domestically as well as around the world.
"They have identified species that are going to be very much in demand in the future, including timber to replace pine trellising in vineyards."
The varieties of timber have also been destined for use in furniture and pulp.
The orchard is watered by a sprinkler system.
Added to this very specialised enterprise is the property's 500 metre direct frontage to the Murray River.
"Getting places of a smaller acreage on the Murray River are rare", Mr Gittoes said.
Another major selling point of the property is the 2005-constructed homestead with corrugated steel cladding.
The architect-designed home has four bedrooms, three of which have ensuites.
It also has an open plan living and a wine bar area.
Further structures include a two-bedroom cottage, yards and various sheds.
Irrigation comes in the form of a 35-megalitre groundwater licence, an 8ML stock and domestic water entitlement, and a 62ML regulated river pumping entitlement.
"Maroondah" is 17 kilometres from Corowa.
The property also features portions of lagoons as well as river red gum flats.
