AFTER 13 years of improvements to the Condobolin aggregation of "Glenowra"/"Keith Park", the property package is ready for a new owner.
The offering comprises 1594 hectares (3940ac) and is situated 30 kilometres from Condobolin.
The owner of "Glenowra", Wayne McDonell, said after buying the property 13 years ago he had slowly improved it annually but now it was time to move on.
"We fixed up the house, installed a new roof and the floorboards have been polished," Mr McDonell said.
"We also installed in-ground pop up sprinklers in the lawn and water on all the trees.
"The biggest thing is that the property is on good watered country."
Mr McDonell said with their interest in horses they built an 80-metre campdraft area and five horse paddocks.
"We have enjoyed our time here - the kids especially loved going riding on the farm," he said.
"It also has a beautiful setup for spelling horses with electrified fences - they can even agist the paddocks out to other people if they aren't necessary.
"We built onto the cattle yards an arena and fixed up the fences to get it all up to a better standard."
With good fence lines and laneway systems already in place to run sheep and cattle, Mr McDonell described the property as "affordable" and able to comfortably run good numbers of stock to make an income.
"We improved the dams, constructed a lot of new dams and fences, and renewed the sheep yards," he said.
"It's a viable place and we've had a reasonably good season (to) which the country has responded quickly."
With sealed roads surrounding the property, which is central to Condo- bolin and Parkes, Mr McDonell said it offered a lot of positives and not a lot of work.
The property has red soils and 80 per cent cultivated arable country.
"It's full of ironbark ridges - it's good timber for firewood or straining posts," he said.
"The country is ready to fallow, it's already been prepared and already sprayed."
Ray White Rural's Ian Simpson, Forbes, said the property's three bedroom house had air conditioning and was freshly painted.
The house also features with stained-glass windows and a new kitchen.
Mr Simpson said the property was well watered, holding 20 dams and troughs in smaller paddocks.
"The property features a four-bay machinery shed, hay shed, four silos and a bulk grain shed totalling 339 tonnes worth of storage, as well as two shearing sheds (unequipped), two steel sheep yards, steel cattle yards and second holding cattle yards," he said.
"Glenowra" comprises about 583ha (1440ac) while "Keith Park" offers about 1012ha (2500ac) of land.
The offering will be sold in two portions if not sold in its entirety prior to auction, which has been scheduled for December 18.
