THE Tenterfield property "Sunnyridge" has witnessed a wide range of top-class improvements under current ownership which is set to leave a new owner in a very desirable position.
They will find a property with all the hard work done, and can simply watch the land perform and produce results.
Over the course of a decade-long ownership Card Geirhos has put an immense amount of effort into his Tenterfield property "Sunnyridge" and the positive results today are obvious.
Mr Geirhos, who is now selling the 130 hectare (323 acre) property due to retirement, has carried out substantial improvements on the cattle property with those additions including new cattle yards, new dams, fencing, a new entrance and driveway, and the four bedroom house.
"Sunnyridge" has been listed for sale with Mark Clothier and Ben Sharpe, Ray White Rural Tenterfield.
Mr Geirhos said the decision to sell had not been made lightly, and knows a new owner would be able to benefit from the work that has gone into the property over the years.
Under current ownership the property has been running an Angus herd comprising about 70 cows with calves.
Mr Geirhos said there is potential to expand those numbers if desired, but he said his focus has always been on "quality over quantity", and said the Angus cattle had received good money at the cattle markets.
Currently, he said the property had benefited from good rain and it truly "looked like a picture", with the country responding very well.
That country features granite soil types across flat to undulating land, and native pastures which have received superphosphate applications.
The farm features the new set of cattle yards, an eight paddock subdivision, and water comes in the form of a total of 12 dams which is further supported by two creeks.
The property's homestead is located in a garden with automated irrigation.
"Sunnyridge" is situated about 7 kilometres from Tenterfield.
Interested property buyers will have their chance to become the new owner of "Sunnyridge" when it heads to auction on December 11.
Selling agent Mark Clothier said the grazing property would be an ideal solution for a farmer coming off a larger block, but still seeking to run some cattle in what is a very good climate.
Mr Clothier said "Sunnyridge" provided a "blend of excellence in living, uncompromising quality plus farming and lifestyle options".
"This property has it all - a magnificent family home with every modern comfort in an ideal location on the doorstep of major centres."
In addition to Tenterfield, "Sunnyridge" also offers ease of access to both Toowoomba and Armidale, about two hours away.
He said "Sunnyridge" benefited from an ideal location, and of course, the extensive work put in by Mr Geirhos over the years.
