THE option to purchase a substantial property to the north west of Goulburn as a whole – comprising more than 1100 hectares – or in three parts via online auction midway through next month is just the start of many features set to appeal to buyers keen to snap
up country in a highly regarded district.
The list flows down to a range of working improvements, a strong fertiliser history, improved pastures, an impressive carrying capacity and the option of subdivision.
Meares and Associates, Sydney, will offer “Silverton”, comprising a total of 1172ha (2898ac) for online auction from June 16 to 18, with buyers given the option to purchase the property as a whole, or just the 842ha (2080ac) “Silverton North”, or the 331ha (817ac) “Silverton South”.
If purchased as a whole, “Silverton” is expected to sell with a range of $3.6 million to $4m.
As separate parcels, “Silverton North” is expected to sell in a range from $2.4m to $2.6m, while “Silverton South” is expected to sell in a range of $1.2m to $1.5m.
The property is currently owned by Neville Christie, who has owned the property since 2000.
He had purchased the property from the Heffernan family, who themselves had owned the property since 1835.
Mr Christie has run “Silverton” in conjunction with another, adjoining property, “Wandonga”, which itself covers around 1215ha (around 3000ac).
Mr Christie is selling in order to downscale his operations, but will retain “Wandonga”.
Meares and Associates agent Sam Triggs said the property offered the sought-after combination of plenty of scale and scope while at the same time still being quite close to Sydney.
He said the property would suit somebody seeking a substantial farm on a commercial scale, or – with the option to purchase the property in three parts – a buyer seeking a smaller rural lifestyle property.
He added it would be well suited to a buyer seeking to run a large cattle or prime lamb operation.
“Silverton” has an estimated carrying capacity of 500 breeding cows, or 10,000 DSE.
A potential highlight for buyers, he said, was the approved 11-lot subdivision (comprising seven lots on “Silverton North” and another four lots on “Silverton South”), enhanced by the fact the property was only 22 kilometres north-west of Goulburn.
Mr Triggs said there were not a lot of properties of this scale offered for sale in what was a sought-after area between Goulburn and Crookwell.
“The property has a good fertiliser history, a lot has been invested in the subdivision potential, and it is sheltered country with good valleys and a nice amount of timber,” he said.
Improvements on the property include five silos, a four-stand shearing shed, steel cattle yards and various sheds.
The property has two homesteads, with the main a four-bedroom double brick house.
A second three-bedroom Hardiplank manager’s cottage, is currently rented out until March next year.
Pasture varieties include clovers, phalaris, cocksfoot, fescue and rye grass; country is undulating with some low hills and there are red granite and loam soils.
“Silverton” has received annual fertiliser applications over the past 13 years.
As a whole, the property is divided into 45 paddocks, and comprises a total of 27 dams.
