A long term vision cut short presents a valuable opportunity for a grazier to snap up a slice of high-rainfall heaven.
Alan Ronalds only purchased “Amaroo” at Dorrigo in September, 2015, but a change in his family’s circumstances has meant the property is now up for auction.
“It’s a wonderful property and our plan was to move there but that won’t be the case anymore,” said Mr Ronalds, who was initially attracted to “Amaroo” for its “fantastic climate” and “rich basalt soils”.
Marketed through Ray White Rural agent Rory Birt, the 446 hectare (1100 acres) farm represents a sizable parcel of gently undulating country to rear cattle.
In preparation for sale Mr Ronalds, based in the South Gippsland region of Victoria, has been running 250 bulls, 50 cows with calves and 20 dry cows.
Boasting an enviable annual rainfall of 2000 millimetres, stock water is plentiful.
The place features a seven megalitre spring fed dam with solar pump to tanks supplying concrete troughs in all paddocks. It also has 2.8 kilometres of frontage to Deer Park Creek.
Pasture abounds with 60/40 split of kikuyu/rye grass with areas of clover. Mr Ronalds cut 400 bales of silage last year.
“Amaroo” also features large stands of timber including Red Cedar for which the current owners have a logging permit in place.
The main homestead is a four-bedroom house of brick construction. There is also two cottage on the property, each with three bedrooms.
Recent improvements to fencing have seen the construction of four barb, four wire fences with steel galvanised posts. A central laneway with corner gates connecting paddocks make for efficient stock movement and handling.
Working improvements include a new 450 head steel cattle yards with Clipex pneumatic crush and double deck access.
Multiple sheds are located throughout the property including near the homestead and yards.
If not sold prior the property will be auctioned on April 5 by the Ray White team at the Dorrigo Heritage Hotel.
