THE 867.2 hectare grazing property, "Mynora", at Bungarby on the Monaro south east of Dalgety, has it all.
The soil is predominantly basalt plus some granite and alluvial flats and the property is divided into 28 paddocks, including two stands of lucerne.
It has a secure water supply from the Snowy River, Lambing Creek, and Smithfield Creek, plus nine dams, including four spring-fed dams.
It also has a strong history of fertiliser use in recent years.
At present it's carrying about 130 Angus cows plus about 60 head of agistment cattle, and a flock of about 500 Merino ewes plus lambs.
Facilities include brand new steel cattle yards, vet crush, calf race and cradle.
It also has a four stand shearing shed and steel sheep yards, as well as hay and machinery sheds, plus a shelter shed.
The four bedroom homestead dating from the 1860s has undergone extensive renovations which include a modern kitchen.
The homestead has its own swimming pool and tennis court and retains its original pressed metal ceilings.
Along with a spacious main bedroom there is a formal family and sitting room, plus a spare room that can function as a study, office, library or sewing room.
In addition there is a recently renovated two bedroom guest cottage plus four stone buildings including old stone stables, blacksmith's shop, studio and original kitchen.
Currently under construction is "Lambing Creek Cottage" a free standing timber cottage about 250 metres form the homestead.
The current owners, David Hanlon and Mandy Friend, moved there from the Tamworth district about seven years ago.
According to the selling agent, Nick Kirshner of Nick Kirshner Property and Livestock at Dalgety, the couple have spent a considerable amount of money on renovating the facilities including the construction of several kilometres of fencing.
They have used mainly bulls from the Hazeldean stud and cows from the Kenny Creek stud in developing their Angus herd.
"For the last few years they've been topping the calf sales at Cooma," Mr Kirshner said.
He said the property presented in immaculate condition and producing record-breaking beef cattle on a continuous basis.
The couple were selling the property mainly they were planning to retire to the mid-north coast.
Mr Kirshner said the auction would be held at his own auction rooms in Dalgety on May 9.
A clearance sale will be held on June 3.
