BUYERS looking to get a foothold in the Canowindra district could do worse than “Grassy Mountain” where a slice of land with the option to buy a prized stud cattle herd is on offer.
This award winning Hereford cattle-stud, “Grassy Mountain” has been in the Neilson family for 26 years, and the owners, George and Helen are reluctant to part with their pride-and joy. So why are they selling?
“It’s called date-of-birth,” said George Neilson.
“I’m just too old and before they plant us, we want to go out and have a bit of fun.”
On offer are two separate options.
Buyers can choose to purchase 300 acres of fertile land, which includes three dams, excellent fencing, improved pastures and access to town mains water. The block also comes with building entitlements, which gives prospective owners the versatility of building a home there in the future.
For buyers who want to hit the ground running, there is also the opportunity to buy the full business, which comprises of the full 415 acres, the Hereford stud, a four bedroom house, multiple specialty sheds, and fully equipped cattle yards.
Town water runs through the property for extra water security.
The property is fenced to run a cattle stud, with 60 acres of improved lucerne pasture and triticale, plenty of access to water. “Grassy Mountain” features fertile red loam soil.
But the best way to judge the quality of a piece of land, is to look at what is grown there. In this case, it’s crops of lupins, lucerne, oats, triticale, barley and of course some award winning beef cattle.
“We’ve won junior champions in Sydney, reserve junior champions in Sydney, reserve senior champions in Sydney, we’ve had senior champions in Melbourne and reserve champions in Adelaide,” Mr Neilson said proudly.
The farm's location on the Central Tablelands, boasts some of Australia’s richest soils, and at capacity can run 103 breeding cows, 40 show bulls and up to 40 trade heifers through the year.
The current owners run horses, too.
The property will go to auction on February 24 in Bathurst, unless it gets snapped up by a buyer in the meantime.

Mr Neilson isn’t sure yet, what the outcome of the auction will be.
“If we get an offer, and it’s good enough, we’ll probably sell the whole lot,” he said.
“Otherwise we’ll be staying there with the 120 acres.”
