A combination of high rainfall, well developed pastures and well-watered paddocks makes the New England property,"Enfield North", in the Yarrowitch district east of Walcha an attractive proposition.
Its 3830 hectares are well suited to mixed grazing and the current owners run a crossbred cattle operation and a prime lamb enterprise.
Rainfall averages about 1000 millimetres a year and the most of its area carries improved pastures with a strong history of fertiliser application.
That gives it a carrying capacity of about 1000 cows and calves.
The country is mostly low rolling hills with elevations ranging between 1000 and 1150 metres above sea levels.
Most of the property has loamy trap soil with small areas of basalt and alluvial creek flats.
Timber includes stringy bark, yellow box, peppermint and apple gum.
Pastures include perennial rye grass, fescues, coxfoot, red and white sub clovers, and about 80 per cent of the area lends itelf to growing of fodder crops. Turnips, millet and ryecorn ryegrasses have all been grown there.
The property is subdivided into 22 paddocks, including holding paddocks and laneways, and 50 dams are scattered throughout the property.
There are two bores for backup if required but according to selling agents, Elders at Armidale, they have never been used.
Fencing is mainly netting and barb, with ringlock and barb mainly in the internal fences, several of which are electrified.
The spacious six bedroom homestead is mainly timber rendered with a brick section and iron roof, and features several living areas.
A two bay garage is attached to the house which also has two water tanks.
There is also a three bedroom cottage which can be used to house staff, or for short-term farm stays.
Other structures include a four-stand shearing shed, cattle yard, a machinery and chemical shed, shearers quarters, and a silo.
Another advantgae is that the property has ready access to saleyards at Armidale, Walcha and Guyra and the major livestock selling centre of Tamworth.
Other facilities include single phase power, landline phone and mobile service, a TV dish, satellite broadband.
It receives three mail deliveries a week and air services from Armidale and Tamworth connect it via daily air services to major cities .
Passenger rail services from Walcha Rail, Armidale and Tamworth also provide access to the eastern seaboard.
"Enfield North" will be auctioned at 11am on Friday, October 6 , at the Walcha Bowling Club.
