A well-watered grazing property suitable for cattle and sheep and set in high rainfall country makes an attractive proposition.
That description fits the 2292 hectare Merriwa district property, "Chatham".
“Chatham” nestles up against the Liverpool Ranges in a relatively high rainfall area.
Selling agent, Michael Burke, of MacCallum Inglis at Scone said “Chatham” was one of four properties in original Faversham aggregation which had run up to 6000 ewes. The other three properties had been sold over the past two years.

“It’s a very good cattle property”, he said.
Mr Burke said “Chatham” had a lot of potential for high rainfall pasture improvement, which could lift its carrying capacity to about 500 cows and calves in a self-replacing herd.

Mr Burke said interested buyers could take a lead from good success on a nearby property, which had doubled its carrying capacity by spraying out old pasture and seeding new pasture by helicopter.
“Chatham” also has a long list of structural improvements which support the running of livestock.
It also has productive chocolate basalt soils with lots of potential for further development of permanent pastures.
Apart from frontages to the Merriwa River, Nanny Creek and Coulsons Creek, the property has seven dams.
Other features include a solar equipped bore, the water from which can be elevated by two separate pumping stations into storage tanks, which allow it to be gravity fed to livestock drinking troughs throughout the property.
Buildings include a “tidy” manager’s residence and one cottage, plus another cottage which is not currently habitable.
There are shearers’ quarters with six beds, a six-stand shearing shed and three sheep sheds.
In addition there is a permanent cattle yard, a sheep yard, a machinery shed, a car shed, and three sheep sheds.
