The picturesque "Hungerford Park", between Denman and Bylong just four hours drive from Sydney, can serve as either a commercial cattle operation or a lifestyle block.
It covers 661 hectares and is well watered by Hungerford Creek which flows through it and by a series of bores with a reticulation system.
The country ranges from alluvial flats to steeper ridges.
"Hungerford Park" has been running about 150 cows to produce vealer calves for the beef market, which are turned off at about 300 kilograms to a local butcher.
But selling agent Huw Llewellyn of GM Llewellyn and Co, said the property was carrying those numbers "fairly easily".
"It could probably do a bit better than that."
He said the land in the past had been sown to improved pasture, and had a history of fertiliser use, but that had lapsed in the past several years as the couple who owned it started to wind the operation down.
The couple who have owned the property for more than 50 years live on another block several kilometres down the road, but because of advancing age want to retire from active farming.
Pasture species include clover, ryegrass, phalaris and lucerne, plus a range of native grasses.
"It is almost surrounded by the Wollemi National Park and it also lends itself to being a lifestyle block," Mr Llewellyn said.
The only dwelling however is an old weatherboard house, which the current owners let out, often to weekend shooters.
The old house is not connected to the electricity grid, although it has a generator which shooters and other visitors use.
Mr Llewellyn said "Hungerford Park" offered a rare opportunity to buy acreage in a tightly held region.
The property will not go to auction and the asking price is $1,550,000.
