The Goodooga district Western Land lease property, "Glendon", offers 6952ha of flat and well-watered grazing and farming country.
The property is 23km east of Goodooga and is dissected by the Goodooga-Lightning Ridge road.
The land features a mix of soil types, ranging from heavy grey and black self-mulching soils to areas of red loam and to brown clay soils, with smaller areas of sand ridges.
Rainfall averages about 450mm a year. At present it runs about 4000-plus Merino ewes for wool production, but it also has cultivation consent for 622ha of land, which has been used mainly for growing wheat.
Current owners of "Glendon", Sean and Kerryn Marshall, are selling because they plan to find a property near Armidale. “Glendon” is sub-divided into seven main paddocks and two holding paddocks.
Fencing is a mixture, including some made of modern steel posts, with four plain wires and two barb wires. Water supply is described as “excellent” and is mainly supplied by two bores. The scheme provides water for the whole property via 22,000 litre poly tanks and 17 concrete troughs.
There are also eight ground tanks in a range of sizes, plus a PWP tank that supplies water to one paddock and the house and out-buildings. Because of the strategic positioning of water sources, there is no more than a 1.2km walk to water even in dry times.
Other facilities include a five stand electric shearing shed, with a timber frame and galvanised iron cladding. The shearers’ quarters, also of timber and galvanised iron, include seven bedrooms. There are also stables, sheep yards feature a three-way draft, a covered work area and adjustable loading ramp. These are in good condition and there is also second set of yards in fair condition.
The homestead itself includes five bedrooms, renovated kitchen and an in-ground swimming pool. The open front garage has three bays and one lockable. It will be a private sale and the owners area asking $150 an acre (about $370 a hectare).
