Landmark Harcourts Narrabri will auction the Edgeroi district dryland farming property “Byalla” on April 19. “Byalla” features outstanding black myall soils and is located approximately 40km north of Narrabri and 75km south of Moree, with the property being 7km east of the Newell Highway between Edgeroi and Bellata.
The freehold property covers an area of 539 hectares (1,332 acres) and has been farmed on a minimum tillage basis in conjunction with an excellent crop rotation for the past 15 years. Farmed in six fields, the deep basalt soils are consistent right across the property and ideal for summer and winter cropping.
Nestled in the heart of the Edgeroi/Bellata farming district, “Byalla” was originally part of Edgeroi Station, which was broken up into soldier settlement blocks after the war. This is a favoured farming area, with the quality soils and secure rainfall allowing a range of summer and winter crops to be grown. Crops grown include dryland cotton, sorghum, canola, faba beans, chickpeas, mung beans, durum and bread wheats.
The property includes a comfortable three-bedroom air conditioned brick veneer home plus workshop, machinery storage shed and four silos. The home and improvements on “Byalla” sit in a commanding position and take full advantage of the views of the Nandewar Ranges and surrounding farming plains.
Water is supplied to the homestead and spray tank via a bore with submersible, with three bores equipped with mills located around the property. The current cropping rotation comprises Durum wheat, chickpeas/faba beans and canola. “Byalla” is also well-suited to summer cropping including dryland cotton and sorghum. The total farming area of approximately 465 hectares (1,149 acres) is weed free and ready for this year’s winter crop.
Cameron and Roslyn Williams are selling “Byalla” in order to centralise their main farming operation which is located approximately 20km away. “Byalla” has been one of their best performing properties, but logistically it makes sense for them to have their main operation closer together.
“Byalla” will be auctioned at the Landmark auction rooms, 12 Francis Street, Narrabri on April 19 at 11am.
