ROBIN Jasch’s premium Brookstead property Aschmour has sold at auction for $3.725 million, selling a new value benchmark for irrigated Darling Downs country.
The buyers were adjoining landholders Philip and Debbie Clapham.
The sale price is equal to about $21,532/ha ($8703/acre). That makes the price for the irrigated country about $9000/green acre.
The Ray White Rural auction in Toowoomba this morning attracted about 100 people, with 19 parties registering to bid.
Located 40km west of Pittsworth on Ladner Road, the 173 hectare (428 acres) the irrigated farming property is recognised as having some of the best soils on the Darling Downs.
Aschmour has 162ha of cultivation including 156ha developed for flood irrigation. The balance of the area is used for infrastructure including dams.
At present 80ha is fallow. The balance of the farmed area is a cotton crop, which was retained by the vendor.
Water is a feature of the property, with allocations from Leslie Dam, water harvesting, and bore supplies. There is a 240 megalitres ringtank plus a 20ML sump.
Improvements include a spacious three bedroom home, steel tractor/picker shed, machinery sheds and workshop, as well as silos.
The marketing of Aschmour was handled by Matt Cleary and James Croft from Ray White Rural Pittsworth.
