Lemana Park is a quality grazing property with significant farm infrastructure, including a double storey family homestead, ideally located in a best part of the King Valley in Victoria’s north east.
The property will be offered at auctioned on September 14 on site at 2pm by the Wangaratta office of Rodwells Ruralco Property.
The auction is to enable the retirement of long time stock agent and farmer, Kevin Wolfel, and his wife, having held the property for the past 18 years.
Lemana Park features bitumen road frontage and is only about six kilometres east of the well resourced Moyhu township.
The freehold area of 191 hectares (472ac), is held in four titles, one of which includes a double frontage of about a thousand metres to the reliable Boggy Creek, from which a stock and domestic water right is included.
In addition leases are held over a further 11ha (28ac) of unused road reserves.

The farm has been subdivided into 22 paddocks, with Mr Wolfel having put a lot of work into forming the laneways and access roads.
A couple of existing gravel pits on the farm allowed him to source materials at minimum cost.
Mr Wolfel spent his working career as a Dalgety agent before he established his own agency at Warragul.
His career at “Lemana Park” has been based on a program of continuous improvement.
There is a right to extract 70 megalitres from the dam for irrigation purposes.
Fully restored, the dam now has a storage capacity of 100ML and it gravity feeds to a laser-levelled flood irrigation block of 16ha (40aqc).
The rest of the holding has been sown with clover, rye and cocksfoot pastures.
The property, together with its pumping rights from Boggy Creek with electric power available at the pump site, has three further catchment paddock dams, two of which are judged to be six megalitres in storage capacity.
Mr Wolfel has typically run up to 150 Angus cows with about 150 calves to the point of calving and in more recent years has carried about 250 dairy heifers on a 12 month contract grow-out program up to their point of first calving.
The two storey, five bedroom family homestead was built about 50 years ago as a double and triple brick home.
The home is set in a quality established garden area.
The homestead is comfortably set back with a long tree lined driveway, with ample shade and landscape trees throughout the holding.
