A new listing in the Central West should have special appeal to town- or city-dwelling families or couples seeking a “tree change” that combines lifestyle features and farm production capabilities.
On offer is “Kimberley”, a partly timbered grazing property of 1789 hectares (4421ac) at Merrygoen, about 25 kilometres east of Mendooran and 95km from Dubbo. It’s been owned for the past 16 years by a couple who have off-farm interests and income, but who moved to “Kimberley” for a rural lifestyle and an opportunity to become low-stress farmers.
Now wanting to travel, and be closer to family, they have listed the property for sale by expressions of interest with Sam Gemmell of Elders Dubbo, with offers closing on September 20. Described as mostly gently undulating country of red and grey loam soils, the country rises to low timbered hills with gravel and sandstone ridges. It is timbered by ironbark, gum, box, apple and oak with scattered kurrajongs.
About 30 per cent of the total area is open and mostly arable country of native pastures oversown in earlier times with white clover, typically stocked until recently by the owners with 50 Angus cows. The country is also suitable – and equipped – for sheep or goats, and offers modest cropping potential. Average rainfall is 595mm and the property is watered by six dams, while four poly tanks of 71,700 litre capacity supply rainwater to the homestead.
The owners have renewed all internal fencing of the productive country, subdividing into seven paddocks with mainly seven-line Hingejoint fencing. A feature of “Kimberley” is its traditional-style weatherboard homestead, built in the 1950s and extensively refurbished by the present owners.

Flanked on three sides by wide, enclosed verandahs, the three-bedroom home boasts a large lounge room and sunroom, modern kitchen, polished floorboards, air conditioning and wood heater.Adjacent to the homestead is an as-new, fully-enclosed steel garage/workshop. Other structures include a steel machinery shed, a two-stand shearing shed (equipped but unused), shearers’ quarters, a silo and sturdy timber and steel cattle yards with race, crush and loading ramp.
