A renowned property of the Southern Riverina district is up for genuine sale for the first time in 100 years.

With a 400ML permanent water entitlement as well as substantial size and capability, Sandy Mount, near Oaklands, is ideally suited to crop production, pasture production and livestock grazing.

A highly productive mixed farming property with excellent balance of soil types, Sandy Mount comprises of approximately 2,162 hectares (5,342 acres).

Sandy Mount has been held in the same family since 1904 and was originally established as a sheep and wool enterprise. As a third generation farmer, the current owner utilises the property principally for the production of cereals, oilseeds, pulses and for sheep grazing.

The tightly held Oaklands district presents as a highly productive mixed farming area in southern NSW with a range of large cropping, pasture and grazing properties.

This is testament to the quality of the land together with the reliability of the districts rainfall.

​The property is mostly cleared and is described as being of flat to slightly undulating topography rising to a low sandy hill in the south-western corner with the semi-permanent Nowranie Creek running through the north-eastern corner of the property.

Soils across the property range from productive red sandy loams and friable red-brown loams to heavier grey and blue clays.

The fertile characteristics of the soils make them well suited to a range of cereal, oilseed, legume and pasture crops.

Sandy Mount's 400ML permanent water entitlement is in two licences, with more than 200 hectares established to irrigation with scope for further development.

Sandy Mount also offers excellent water from more than 30 surface dams plus multiple bores.

The cropping enterprise operates around a wheat/canola/lupins rotation with pastures sown strategically to provide additional fodder base for livestock.

The main homestead, a six bedroom weatherboard residence with an in-ground swimming pool, has been recently renovated.

The property offers a second house, a four bedroom brick residence built by Davis Sanders Homes in 2001.

Other improvements include a large machinery shed with concrete floor plus annex, a fully functioning five stand shearing shed with adjacent sheep yards, in excess of 800 metric tonnes of permanent silo storage, and significant additional auxiliary shedding and improvements to suit any buyer.
