A good opportunity now exists as for the first time since 1921, the mixed farming enterprise, Warrakimbo, is on the market.

Widely regarded as the flagship property in the Bland farming area, Warrakimbo is located at at the junction of the Mid-Western and Newell Highways and is available in it's entirety, comprising a total area of 3992.34 hectares.

It is a large, productive mixed farming property, which captures economies of scale with the added security of 2000 ML of water allocation.

In total, Warrakimbo comprises 260ha of irrigation, 2400ha of dryland farming and 1332ha of unimproved grazing and timber.

Tenders will also be accepted for Warrakimbo North, comprising 2623.47ha in total and includes 260ha of irrigation and the 2000ML groundwater licence.

Warrakimbo features a diverse enterprise mix, being equally suited to cereal and oilseed production, cotton, other irrigated crops, as well as cattle or sheep breeding or finishing.

Soils are predominately black and grey self-mulching clays, running to some areas of red loams.

The dryland cropping area features some newly developed areas which will come into production for the first time.

A further area of approximately 500ha has potential to be developed subject to current and future approvals.

For a more intensive agricultural development, Warrakimbo North's 2623.47ha block consists of the developed irrigation area of 260ha and 2000 ML water licences,a dryland farming area of 1272ha and unimproved grazing and timber area of 1092ha but no other improvements.

The fully fenced irrigation area comprises 360ha, of which 260ha has been developed for surface irrigation and row cropping.

The highly secure water source features a stock and domestic bore providing 20,000L per day through a reticulated system to troughs and seven stock watering dams.

Sandhill Plain Creek runs through the property and provides beneficial flooding.

The groundwater allocation is used through an irrigation bore providing 8ML per day.

A 400ML ring tank adjacent to the bore provides for speedy and efficient irrigation.

The property is currently subdivided into 11 fenced paddocks, however, a new fencing program has begun with more than 7km of new fencing erected.

The homestead and main access is located 13km east of the Newell Highway, and is an easy 30 minute drive to West Wyalong, 40 minutes to Grenfell and 45 minutes to Forbes.

Caragabal is the nearest village, with a rural service centre, a Graincorp silo, a school, a pub and other facilities.

The main homestead features four bedrooms and one office. There is one bathroom, an in-ground swimming pool, and two living areas.

There is another four bedroom, recently renovated, weatherboard home. It features a fifth bedroom/study, two bathrooms and a large enclosed entertaining area. There is also a two bedroom worker's cottage.

Improvements include a 90ft x 90ft machinery shed with a one-third concrete floor, single phase power connected, 10KW solar system; two haysheds, two 60 tonne silos, two 36 tonne silos, steel cattle yards, and 120,000L rainwater storage.
