A dryland cropping holding spanning almost 4,000 hectares in Moree in northern NSW has been listed for sale.
Located approximately 30km north-east of Moree, the holding comprises two non-contiguous landholdings totalling 3,844ha, of which 3,632ha (94%) are arable:
The adjoining properties consist of the following:
- Wallam - 2,711ha - of which 2,582ha (95%) are arable; and
- Roydon - 1,133ha - of which 1,050ha (93%) are arable.
The properties are situated on the eastern side of the Newell Highway - a region renowned for producing high yielding, dryland cotton, sorghum, chickpeas, wheat and barley.
The properties have been subdivided with operational efficiency in mind.
Fields are regularly shaped with run lengths ensuring harvest efficiency.
Formed access roads ensure ease of movement and grain out loading efficiency during harvest.
As part of a regimented management program, comprehensive soil tests have been undertaken to aid in timely management program of soil health and nutrient levels.
The properties are situated at the gateway to 'The Golden Triangle'; an area whereby the climate has proven (by historical records) to be reliable.
The Golden Triangle has long been flagged as a premier agricultural region of east coast Australia due to a highly favourable climate pattern.
Numerous operational improvements have been constructed on Wallam including 8,500 tonnes of grain storage, machinery shed, a reticulated water system for spraying and cattle yards.
The properties feature the characteristics of a highly productive broadacre cropping platform, benefiting from scale, operational efficiency via large, regular shaped fields, fertile soils, and idyllic climate.
These characteristics combine to round out a quality offering presenting an ideal add-on for industry participants or the opportunity to enter the industry/region at commercial scale.
CBRE Agribusiness' Simon Cudmore and Col Medway have been appointed to market the property for sale on behalf of its owners, Roger and Annette Turnbull.
Mr Cudmore said the property's premium rural location would underpin buyer interest.
"This rural property is ideally situated on the eastern side of the Newell Highway - a superior dryland farming location that is widely recognised for its quality production and strong historical performance," he said.
The property is being offered for sale via private treaty for $7,413 per hectare ($3,000 per acre).
