A strategic location and a 'trophy' homestead are likely to be two of the major drawcards for buyers when the Southern Tablelands grazing property Branxton Park goes to auction in July.
Buyers will also take note of the property's history of long ownership tenures, its suitability for a range of enterprises, and the scope it offers for further development.
Branxton Park is a substantial property of 656 hectares (1622 acres) situated at Boro, 15 kilometres south of Tarago, fronting the sealed road from Goulburn to Braidwood.
Its handy location puts it within an hours drive of Canberra and well under three hours from Sydney, making it well suited to part-time owners with city interests.
The property is owned by Maree Marsh, who acquired it with her late husband, Stan, in 1984 from the Shiel family, who had held it for several generations - at one stage, with a Merino stud - since early last century.
Following Stan Marsh's death in 2018 at 71, Mrs Marsh is now ready to retire and has listed Branxton Park for sale with Roger Bushell Real Estate and Webster Nolan Real Estate for July 14 auction.
Described as gently undulating, the property comprises mostly open grazing country of well-drained granite and heavy clay loam soils with sandstone pockets and some 80ha of standing timber.
About three-quarters of the total area has been pasture improved and regularly (every second year) topdressed, but with further pasture work the carrying capacity could be substantially increased.
Established pastures have been augmented at times by dual purpose winter crops of oats, triticale or wheat, for grazing and grain.
Under present ownership the property has typically supported a self-replacing Merino flock of 800 ewes and followers (including crossbred lambs) and 800 wethers, and 30 cows and calves.
Alternatively, it is estimated the property in its present condition could support a breeding herd based on 275 cows, or a cattle backgrounding operation of 400 head.
It is now lightly stocked with about 1400 sheep and pastures have responded well since the good rains received in February.
Average rainfall is 650-700mm and the property's 20 main paddocks are watered by 27 dams and springs.
Undoubtedly the standout feature of Branxton Park is its handsome brick homestead, built in 2002 and set in established gardens with a gazebo overlooking an artificial lake.
Approached by a driveway of English oaks, the four-bedroom home has separate lounge, dining and family rooms, a modern, open-plan kitchen and breakfast area and games room opening to a paved outdoor entertaining area.
The home comes with under-floor and slow-combustion heating, a four-car garage with (two) remote roller doors, and a meat house with coolroom.
A three-bedroom cottage provides additional accommodation, while working structures include a three-stand shearing shed with Heiniger electric gear and steel sheepyards, steel cattle yards, steel machinery shed with lockable workshop and vehicle hoist, a hayshed and silos.
Already attracting both local and city-based inquiry, Branxton Park is expected to attract bids to within a range of $4.8-$5.2 million.
