A well-located mixed farm in the Central West has hit the market to allow for the retirement of its owners following 55 years of occupation by the Single family.
Held today by Rod and Fiona Single, Brooklyn is a property of 1918 hectares (4603ac).
It is situated on the Central West Slopes 28 kilometres south of Dunedoo and 31km west of Gulgong.
Brooklyn has been listed for private sale by Milling Stuart of Dunedoo with a price tag of $3.8 million.
This puts it well within reach of established farmers seeking expansion, or city-based 'tree change' buyers.
Alternatively, the property could appeal to a family with business interests in Mudgee or Dubbo, both of which major regional centres are less than an hour's drive away.
The country rises from creek flats of soft red loams to gently undulating open grazing country and timbered hills of lighter sandy loams.
About 485ha or 26 per cent of the property is arable, of which 120-160ha is usually cropped and up to 120ha of new pasture established (the latter this year comprising lucerne, clovers, phalaris, fescue and biserrula).
A further 728ha of country is natural grazing, lightly timbered by yellow and white box and kurrajong, leaving a balance of timbered hill country.
This supports the main enterprise of a self-replacing Merino flock which is usually numbering about 4000 head of mixed ages.
Currently the flock is in rebuilding mode at around 3400.
Average rainfall is 614mm and the property is watered by dams in all paddocks, many linked to contour banks, and a bore piping to a tank and troughs.
There is also a 2.4km double frontage to the seasonal Fords Creek, which held water in holes throughout the drought.
An attractive clad homestead set in expansive gardens with an in-ground pool has five bedrooms, open-plan kitchen/living area, covered verandah and formal dining room with open fire.
The home comes with reverse-cycle air conditioning and has two gas outlets for heating, and is complemented by a separate one-bedroom unit.
Working infrastructure includes a four-stand shearing shed with timber sheep yards, a second set of outlying yards, a near-new steel machinery shed, a five-bay timber machinery shed, two hay sheds, a garage/workshop with concrete floor and horse stables.
Grain storage consists of a 150-tonne grain shed, three 40t cone-bottom silos and two flat-bottom silos of 80t and 40t.
