TWO adjacent properties in the Bredbo area present an ideal farming opportunity for prospective buyers.
The properties, "Mount Dowling" and "Mount Mermaid", together offer about 800ha (about 2000 acres) of sandy-loam cropping country.
"Mount Dowling" covers 1060 hectares (2620 acres) in total, comprised of about 607ha (1500ac) of arable country in addition to about 161ha (400ac) of developed wheat and triticale.
"Mount Mermaid" covers 301 ha (743 acre).
The two properties, have been listed for sale with Simon Southwell and George Southwell of Ray White Rural Canberra/Yass.
They will be auctioned separately on December 11.
"The properties are quite unique for the area and if the prospective buyer were to take both properties it would indeed be a tremendous opportunity," George Southwell said.
The current owners, Colin and Kay Andrews, are selling due to retirement.
The Andrews have owned the properties for the past 40 years.
"The current owners have put a lot of money into the properties to get them to where they are today," he said.
"The new owners will enjoy the fact the hard work has already been done."
Mr Southwell said "Mount Dowling" has excellent fencing which includes an extensive laneway system.
The property has been divided into 18 paddocks.
It has two good sets of sheep yards which currently service 2500 ewes and lambs.
The owners have also done extensive work to the machinery and shearing sheds on the property and have built up its silo capacity to 305 tonnes.
The two-shed machinery shed at "Mount Mermaid" has also been improved.
The property, which is fenced into nine paddocks, features established pasture improvements of clover and lucerne, which is completed by a watering system which includes bores, troughs and dams.
Two silos totalling 110 tonnes exist.
Mr Southwell said the properties, whether purchased separately or together, represent a good opportunity for an existing farmer with landholdings in Northern or Western NSW.
"The season in Bredbo is about three months behind the northern season, so I see a real advantage for an existing farmer in the north of the state to complement their operation," he said.
