Whoever does end up the owner of "Nooroo" will have access to good red and chocolate basalt soils across grazing and farming land, a range of improvements and a good location 16 kilometres north of Bingara.
"Nooroo" goes to auction next Friday, December 11, through Bruce Douglas, Ray White Rural Queensland, and Ron Berkley, Ray White Rural Inverell. Mr Douglas said a feature of "Nooroo" was the stud selling complex, which was only added about four years ago.
It has been operating as a Santa Gertrudis stud under current ownership, and while the selling complex is set to broaden the appal to buyers seeking to use the property as a stud operation, Mr Douglas said "Nooroo" would also appeal to commercial graziers or farmers.
"It is well located, and has very good infrastructure," Mr Douglas said.
The property has an estimated carrying capacity of about 350 breeders.
Mr Douglas said that in addition to the grazing land, about 220ha (550ac) of the property is currently farmed, and there is scope to further expand the cultivation area.
At the moment the farmed portion is mostly growing forage crops for cattle feed.
The property covers a total of 1037ha (2562ac).
Pastures include native grasses and clovers, and the property has 17 holding paddocks, in addition to some smaller paddocks.
The selling complex features an undercover selling ring, while the property also has a five bedroom, two bathroom main home, one bedroom cottage, grain shed, workshop, silos, a machinery shed, in-ground silage pits and a two stand shearing shed.
