Current owners Greg and Lyndall Brain have listed their property for sale with Ian Simpson, Ray White Rural Forbes, for a June 12 auction date.
Mr Simpson said there was much to admire about this property, particularly from a management perspective.
"It has been really well looked after in a professional way by the owners," Mr Simpson said.
As an example, he said agronomic farm plans were in place on a year by year basis.
"It is a real all-round package."
He said it was a property well suited to cropping, as well as to running sheep and cattle.
The owners are currently running about 1800 ewes and 450 ewe lambs, in conjunction with their cropping program, covering about 400ha of the property.
In addition to the property's native grasses, "Gumil" is also growing about 150ha of lucerne and 200ha of clovers.
Situated about 30 kilometres west of Grenfell, "Gumil" offers red sandy to clay loam soil types across flat to undulating country.
The property has been subdivided into 19 paddocks - the largest is about 78ha but many are about 30ha to 50ha in size - and also includes 19 dams and two springs.
The Barbingal Creek runs throughout the property in parts.
Improvements are extensive and include sheep and cattle yards, a sheep feedlot, nine grain silos and two seed silos offering about 500 tonnes of storage, four machinery sheds, a three stand woolshed, storage sheds and a workshop.
The substantial five bedroom home is of brick veneer construction and includes a wood fire, ducted evaporative air conditioning, and verandah
