Currently owned by fifth generation farming family, they have made the decision to sell the property, "Snowball", in order to pursue other business interests.
With a strong history of high production in both livestock and cropping, "Snowball" will be offered in two portions, if not sold as a whole prior to auction, which has been scheduled for June 20.
"Snowball" covers a total of 1268 hectares (3134 acres), five kilometres south of Gundagai.
The property is listed for sale with Simon Southwell, Ray White Rural.
Mr Southwell said the owners have decided to expand their road engineering and earthworks business, and were therefore looking to move on from farming.
He said "Snowball" was a rare opportunity to purchase a well established property offering a range of farming possibilities.
Offering a strong balance for a livestock and cropping operation, "Snowball" is considered to be ideal for prime lambs, cattle, wool and lucerne production, as well as cash and fodder crop production.
Country consists of highly fertile creek flats rising to basalt hills and alluvial clay loams, a large proportion ideally suitable for farming.
Basalt arable areas stretch across a major portion of the property.
"Snowball" has been divided into 35 paddocks.
Current winter grazing crops include approximately 170ha of wheat and 130ha of triticale, all of which are included in the sale.
A feature of the property is its water security, including Snowball Creek, wells to reticulated systems, 23 concrete troughs and 24 dams.
Improvements include two, four bedroom homesteads and a renovated cottage set in landscaped gardens, a shearing shed, two sets of sheep yards, two sets of cattle yards, machinery sheds, silos, grain and fodder storage sheds.
