AN ENTRY level opportunity has come about to acquire a substantial property just north of Dungog with the capacity to carry over 100 cattle.

The 360 hectare (890ac) property "New Park", a mortgagee sale, has been listed with Tavis Chivers, Dillon and Sons Real Estate and Livestock, Dungog.
Mr Chivers said the size of the property itself was something that should make buyers take note,
"I think it will appeal to a variety of buyers, as it is a bit more than just a lifestyle property, and it will suit some with a grazing background," he said.
"It has a lot of size for a property in an area known for its small acreages."
"It is close to 900 acres 18 kilometres north of Dungog; it is well balanced country with a good topography making it easy to drive across the property."
He said it was also a good rainfall area (ranging from about 950 to 1000mm).
He said the property would comfortably carry more than 100 head; currently the property was running about 140 head, ranging from weaners to cows.

"There is substantial land with the bonus of some shedding and old timber yards."
Pasture varieties are predominantly natives.
In addition to the original three bedroom double brick homestead, constructed in the early 1900s, there is also a second three bedroom cottage nearby, constructed in the 1950s.
Expressions of interest on the property close on April 15, with price expectations in the vicinity of $800,000 and $1m.
