A STUD operation or perhaps an equestrian enterprise awaits with the listing of two properties in the Camden-Picton district, although buyers also have the option to purchase "The Meadows" as a whole and secure 80 hectares (100ac) of land in proximity to Sydney.

Peter and Jo-anne Costelloe purchased a total of 160ha (400ac) of land seven years ago of what was then a Murray Grey stud.
They set up their own Angus/ Limousin cross commercial operation, running a heard of about 70 cows with calves, and embarked on a program of pasture improvement.
They also implemented cell grazing on the property with the establishment of electric fencing.
The decision to pursue the Angus/ Limousin cross largely came down to their proximity to Camden saleyards, where Limousin and Limousin-cross cattle typically attract a premium.
Other improvements to "The Meadows" included additional watering points, and the property was ultimately subdivided to allow the offering today.
Up for sale are two 40ha (100ac) portions, while the Costelloes will retain 80ha (200ac) of the property.
Mr Costelloe said while they would continue to run commercial cattle on a smaller scale, their next project would be the construction of a sustainable homestead on their property which is set to start in about six months.
Ray White Macarthur Group real estate agent Stuart Davies, Camden, said the blocks were of a good size given their proximity to Sydney, and were suited to lifestyle buyers or perhaps a farmer seeking to downsize and be closer to family in Sydney.
He said there had been good interest in the properties so far, both from those keen to purchase the property as a whole or separately.
Similar country to Lot 50 (with a four bedroom homestead) has sold for upwards of $2 million, while similar country to Lot 501 has sold for upwards of $1.050m.
Mr Costelloe said the properties would also be suited to buyers seeking to establish a stud, or an equestrian property.
"These properties also suit the nature lover as much as a farmer; it is very peaceful and tranquil and you would not think you were in the Sydney basin," he said.
Located at The Oaks, about 15 kilometres north west of Picton, pasture varieties across the properties comprise phalaris, kikuyu, clovers and perennial ryegrass.
Country is flat and gently rising to timbered areas.
Infrastructure on Lot 50 includes a set of cattle yards, a five bay shed and a laneway system.
This 40ha portion includes the four bedroom brick homestead and gardens.
The second portion, Lot 501, has a weatherboard cottage but comes with further lifestyle potential with two possible building sites.
