A PAIR of irrigated properties offering outstanding versatility have hit the Tamworth rural property market.
Nestled on the alluvial Peel River flats, “Willow Lynn” and “Silverwood” offer the potential for a variety of irrigated agricultural pursuits including dairying, lucerne, turf or cropping.
The farms are owned by Realm Agribusiness Pty Ltd which consists of several investors from agricultural and water infrastructure backgrounds.
The group was drawn to the New England district after they were contracted to design, build and operate the Tamworth City Council’s effluent re-use scheme.
The group purchased “Willow Lynn” and “Silverwood” as part of their operating conditions they had to have an agricultural outlet for their recycled effluent.
“We purchased these farms to run a dairy operation to compliment our other business activities in the district,” said director Allan Murphy.
The group sold the effluent re-use contract 18 months ago and until recently have been focusing on the dairying.
In its peak the group ran 600 milking dairy cows although they had approval to run an 800-head operation.
Now, they are divesting of the two properties to focus on other ventures.
“These places are Tamworth’s best irrigation flats,” Mr Murphy said.
The properties are for sale as one or separately via an expressions of interest campaign via renowned agent Scott Waters of Chris Ward Rural Property Sales.
“Willow Lynn” is 150 hecatres in size while “Silverwood” is 43ha.

Included in the sale is a total of 1,518 megalitres of irrigation entitlement consisting of 737ML of regulated Peel River entitlement and 781ML of ground water entitlement.
Approximately 161ha of the properties are irrigable with two diesel pivots covering 48.5ha, a side roll irrigator covering 5.6ha and the balance having an extensive underground mains system.
Their dairy set-up includes a 50 stall rotary dairy with 21,000 litre Packo stainless steel vat, Allenby platform with twin hydraulic drives, fibreglass feed troughs and concrete flooring.
There are three homes between the properties.
