“Castle Hill” is a 526 hectare property on the western side of the famous Murrumbidgee River, directly across from the Lanyon Homestead.
It will go to auction on November 15 in the Members Dining Room at Old Parliament House along with four other smaller regional properties in what is believed to be a first for the venue, through Ray White Rural Canberra and Yass agents Simon and George Southwell.
The diverse property currently operates as a grazing enterprise running cattle and sheep with the addition of a fish farm and a small leased area to a well-known free-range egg producer.
“What is available is a 99-year lease on the famous Murrumbidgee River at Tharwa on over 500 hectares,” Mr Simon Southwell said.
“It’s rare for a property of this magnitude to have such proximity to the capital’s key features. The local shopping centre is only 15 minutes, and the Canberra international airport is 25 minutes.”
Mr Southwell said the water access would be a major attraction for buyers.
“Castle Hill” had excellent water, 3.6 kilometres of Murrumbidgee River frontage, 27 dams, pump, 13 troughs, 26 inches of annual rainfall, a 25 megalitre water licence with significant volumes of irrigation water, surface and ground, still available on this section of the Murrumbidgee River.
The property has 50 paddocks and a three-bedroom homestead with tennis court, easy care garden and granny flat plus separate riverfront cottage.
Farming infrastructure includes hay and machinery sheds, combination cattle/sheep yards, and bitumen road frontage.
Following the auction of the property, a clearing sale date will be set for early December to wind up the nearly 50 years of ownership by the Hyles family.
