An attractive grazing and lifestyle property just listed for auction next month on the Mid-North Coast hinterland is likely to appeal to several classes of potential buyers.

The property, Tallowood, comprises 76 hectares (188 acres) of fertile, undulating red-soil country in a reliable rainfall region near Wootton, about 35 kilometres south of Nabiac and 65km from Taree.

Well set up with a stylish homestead, a second cottage and working infrastructure, Tallowood presents an ideal semi-retirement proposition for a couple downsizing from a larger property inland.

Tallowood is owned by the local Rhodes-White family, who are downsizing after 11 years of ownership, retaining their nearby property, Merriwonga.

They have listed Tallowood for sale with David Nolan of Webster Nolan Real Estate in Sydney and Peter Colless of NSW Farms and Property at Wingham, and it will go to auction in Sydney on April 16.

Estimated by the owners to carry 35-40 cows and calves, the property has been leased in recent times to a local cattleman who uses it to grow out and fatten weaner steers to export weights, typically turning off 50 head a year.

The property is mostly cleared apart from remnant stands of tall timber including flooded gum, tallowwood and grey gum, and improved pastures are a mix of kikuyu, setaria, white clover and lotus major.

Average rainfall is a generous 1250mm and the property has six dams and a reticulation system feeding five paddock troughs.

The three-bedroom western red cedar homestead was built in the 1980s for the previous owners, the Schulenberg family, and has been updated in recent years.

It features a modern kitchen, an open-plan living and dining area with polished timber floors, an open fire, gas heating and in-ground pool.

There is a second two-bedroom cottage of Hardiplank construction.

Bidding for Tallowood is expected within a range of $1.5-$1.8 million.
