Comprising 242 hectares (598ac), Gwandyln is a compact mixed farm situated in the Piney Range locality, midway between Grenfell and Caragabal.
It is owned by Neva Phillips, who has been living there in retirement since the death of her husband, Roy, some years ago and is now ready to move into town and make way for a new owner. She has listed the property for sale with Raine and Horne Young and Clive J. Anderson and Co of Grenfell, with expressions of interest closing on July 1.
The offering is already attracting strong local interest, but is also likely to prompt inquiry from graziers in tablelands areas to the east, for whom it stacks up as a useful outstation for breeding or fodder cropping.

A key selling point for the property is that it has been rested since the last crop was grown five years ago, and the last livestock removed two years ago. It is now carrying a big body of natural feed and is ready to be ramped back into full production under new ownership.
Situated in the Piney Range district about 26 kilometres west of Grenfell, with frontage to the Mid Western Highway, Gwandyln is a property of mostly open, level to gently undulating country.
Nearly all of it is arable with red loam soils and well suited to winter cereal cropping, but also to lucerne or improved pasture establishment. Average rainfall is 620mm and the property's eight paddocks are watered by seven dams, two seasonal creeks and two troughs.
